- 2 bed/1 bath or more with a minimum of 1000 sq ft.
- If under 1000 sq ft, strong discount required to consider
- If rental – $500/mo cash flow minimum required
- Creative financing deals are ok
- Raw or Developed Residential Use Land – survey a must
- Commercial use land – survey a must
- Properties with structures to be demolished are ok
- Condos with reasonable HOA fees – strong cash flow required
- Mobile Homes with at least one acre
- Multi Family up to 50 units
- Small commercial can be considered
- No flood zones for habitable structures except Florida
- No War Zones.
- Any remodeling level is ok but prefer full remodels or less.
- Age of home – prefer 1980 or newer – older is ok if comps and workload support the project
- ARV max 70%. <65% preferred. Support with minimum of 3 comparables. Exceptions in specific locations.
